Perched on a verdant hillside overlooking the storied Ionian Sea, amidst pines, cypresses and olive groves, the villa is literally embedded in nature. In close proximity is the charming fishing village of Agios Nikitas, officially listed as a traditional settlement, with its mini-markets, shops, cafes and excellent tavernas. The villa is only a ten-minute drive to some of the most beautiful beaches on the west coast of the island, including the unspoiled sandy beach of Milos, and a pleasant 15-minute drive to the main town, Lefkada. There are also some good footpaths that guests can use to explore the area or reach nearby beaches such as Pefkoulia (sand/shingle) to the north of Agios Nikitas.
The highly attractive villa fully respects traditional local architecture but at the same time offers all the benefits of contemporary sustainable construction. The walls and floors are made exclusively of natural hydraulic lime, the entire core of the villa is made of hypo-allergic materials, while all painting and coating materials are eco-friendly. Laid out on two levels with a total surface area of 110 m2, the elegant interiors feature high ceilings with traditional wooden beams and modern minimalist design. On the ground level there are three bedrooms, two doubles and a third bedroom that can sleep two. All bedrooms face the pool area and enjoy marvellous views of the sparkling blue sea. The occupants of the adjacent detached residence do not share access to the pool. Each double has an en-suite bathroom with shower. Both beds are 1.60 x 2.00. The third bedroom, with one twin (1.35 x 1.90) and one single bed, can accommodate up to two guests. Outside this bedroom there is a bathroom with shower. The open-plan kitchen, living and dining area is on the upper level, which also has a WC. Outside the fully equipped kitchen there is a spacious veranda with a marble dining table. Large, intelligently placed windows fill the entire floor with natural light. Just behind the large comfortable lounge sofa there is a stretch of windows which opens the space up beautifully to the hillside and brings in a refreshing breeze, making it the ideal corner for an afternoon siesta. The large balcony accessed from this level is a wonderful spot for outdoor dining and socialising. Outside, olive trees and old rocks have been kept in place. Surrounding the villa are a range of terraces on different levels, some shaded and others meant for soaking up the warm sun. The outdoor sitting area with chairs and cushions beside the stone-built barbecue and the gorgeous infinity pool set the perfect stage for enjoying that coveted al fresco lifestyle.
